Order of Operations

  • Get in touch with us to find the perfect time for us to come out and perform our assessment.
  • Based on the initial inspection findings, the mold inspector may recommend taking samples from suspected mold growth areas to identify the type and extent of mold present.
    *No commission is made from samples.

Step 2: Conduct an Assessment

  • After collecting samples and completing the inspection, the mold inspector will provide a detailed report outlining their findings.
  • The report will typically include information on the types of mold identified, and any underlying moisture issues contributing to mold growth.

Step 3: Discuss Lab Results

  • If mold remediation is necessary, the mold inspector may develop a remediation protocol outlining the specific steps and procedures to be followed during the remediation process.
  • The protocol will detail the scope of work, containment measures, cleaning methods, and post-remediation verification procedures to ensure the effective removal of mold.

Step 4: Draft a Remediation Protocol

  • Once the remediation protocol is in place, a qualified mold remediation contractor will carry out the remediation work according to the specified guidelines.
  • This may involve removing affected materials, cleaning surfaces with appropriate antimicrobial agents, and addressing any underlying moisture issues to prevent future mold growth.

Step 5: Achieve Clearance and Receive Certificate

  • After remediation is completed, clearance testing may be conducted to verify that the mold has been effectively removed and the indoor environment is safe.
  • Clearance testing typically involves taking air and/or surface samples from the remediated areas to ensure that mold levels are within acceptable limits.

Usually, no. Most inspections and tests are non-invasive, meaning inspectors won’t demolish walls or blast through ceilings (at least not without your consent). You can typically go about your day, although you might have to clear out specific areas the inspector needs to access temporarily. If the mold problem is severe enough to pose immediate health risks, that’s a different story.

The price can bounce around based on the size of your home, how complex the inspection needs to be, and whether you need additional tests for specific mold types. Some companies charge flat fees, while others charge per square foot or test. Watch for hidden costs like extra lab fees or repeat visits.

Absolutely. Mold is sneaky, happily spreading in dark, damp corners. Anywhere moisture lingers, like behind walls, under carpets, or behind drywall, could become a mold condo. An experienced inspector knows to look in these hidden spots, especially if you’ve had any recent moisture problems.

In the U.S., organizations like the American Council for Accredited Certification (ACAC) offer recognized mold-related certifications. Being certified doesn’t guarantee a perfect service, but it shows the inspector has passed certain tests and has industry-relevant knowledge. References and reviews can also give you a feel for their reputation.

Make sure the inspector can actually reach everywhere they need to. Move furniture away from walls, clear clutter from basements, and free up any crawlspace entrances. Avoid heavy cleaning or using strong cleaning agents right before an inspection, as that can temporarily mask problems. If you suspect water damage, have evidence ready to show your inspector. The more they know, the better they can diagnose the situation.
