We inspect homes and commercial properties for asbestos before renovations, repairs, or upgrades get underway. Common Asbestos-Containing Materials

Asbestos earned its place in construction through durability and heat resistance, which is why it turned up in so many different products over the decades.

We commonly find it in pipe and HVAC insulation, vinyl flooring and the adhesives holding it down, popcorn ceilings and textured wall finishes, roofing and exterior siding, cement boards and joint compounds, and vermiculite insulation in attic spaces.

These materials can sit harmlessly in place for years. Trouble starts when they are damaged or disturbed, because that is when fibers become airborne.

When You Need an Asbestos Inspection

Schedule an inspection before any renovation, demolition, or major repair on an older structure.

It is especially worthwhile when the project involves tearing out flooring, opening up walls, or replacing insulation in a building that predates modern material standards. Buyers and investors get value from an inspection too, since knowing what is behind the walls before closing beats finding out after.

If we identify suspect materials, lab testing may be recommended to confirm what they are made of.

Our Inspection Process

Visual Assessment: We inspect the property in detail, concentrating on the areas where asbestos-containing materials are most likely to exist.

Material Identification: Each suspect material is logged by location, condition, and risk level.

Sampling (If Required): When visual identification is not enough, we collect samples for analysis at a certified lab.

Detailed Reporting: You get a clear report covering what we found and the recommended next steps for safe handling or removal.

Thoroughly recommend Howard Environmental for mold testing, and if you have used someone else, and are faced with your bank account about to be drained and house about to be near demolished on an extreme mold remediation protocol - they should be a necessary second opinion. Having a highly competent, communicative, reasonable mold assessment team could not be more critical. We had them out for a second opinion assessment (they were recommended by our HOA) and their recommendations saved us 10s of thousands on protocol remediation. Whenever we ultimately move and are shopping for a new home, I would 1000% have them test a future home within our option period. Honestly, I can't recommend William enough. He accommodated my request and came out faster than anyone else could. I reached out during a super stressful time and he got back to me quickly, even days later when I had more questions. He never once made me feel like a bother. William is clearly an expert but actually took the time to break everything down so I understood it (unique to my situation), instead of just firing off a report. I contacted Howard on a whim and spoke to William — I must say, these guys are good natured, honest, and lead with expertise over making a quick buck when it is not necessary. I am pregnant, due in 4 months, and noticed some concern area on our limestone right where our nursery is about to be. William offered to educate me first, he calmed my alarm bells, and then took the time to look at pictures and assess. He relayed confidence opinion this was not a mold issue on the inside, and something to be treated via pressure wash. After doing further research too it does seem to be the case. They can't find my post, but they texted me multiples times after I left this review. Seems like within the last few days additional 1 star reviews have been left. I just want to reiterate: I was charged for two different sets of samples and I still have mold. They messaged me asking what went wrong.

I wouldn’t recommend. There is too much opacity with this company. I still have mold after following all recommendations, protocols, procedures including doing two rounds of sampling and testing and scrubbing. It cost me over $4K they worked with Allnation who I also absolutely do not recommend.

I would 1000% recommend the entire Howard Environmental team to both friends and family! I called about a mold problem in our office and spoke with William who gave me the low-down on our options. He was very clear on the process, our inspection options, and next steps. William knows his stuff! From Texas law to types of molds to just being a well-spoken person. Will and his team have the kind of integrity that is hard to find in this industry, and many these days. He came to do a mold inspection for us October 2025 at the start of my pregnancy and he was so transparent, honest and beyond fair in his approach. He didn’t try to sell us tests we didn’t need - in fact, he basically said no mold seemed present despite a smell that was coming from water buildup underneath our tub and he charged us half of his in-home visit fee.

We sent our mold test results from another company to William at Howard Environmental for a second opinion. The company that did our mold testing advised that based on the results we needed to move out immediately due to the type and level of the mold, and of course they offered their expensive remediation and litigation support services. William gave us a detailed and thorough analysis of our lab results which indicated that we had nothing more than ordinary levels and types of mold in our house. He even had his partner give us a third opinion verifying the same. Needless to say we are not having to move out or engage in any expensive remediations or lawsuits. So grateful for the team at Howard Environmental for their expertise, honesty, integrity and concern. William from Howard Environmental is the best mold inspector you will find! I have used several mold inspectors in the past and none of them come close to how good he is.

I was trying to buy a 6 year old home in the Austin Area and I wanted a good mold inspector because I have had issues in the past. I searched all kinds of Reddit forms and everywhere trying to find the best and most recommended mold inspector. His name appeared the most during my research so I went with him.

I called to schedule an appointment and he was booked out extremely far (because he is the best). I explained to him that I was on a time constraint due to my option period ending and he offered make room for me on his schedule and he scheduled me for the following evening. He showed up at the home around 5:30pm and stayed until almost 8:45pm. He spent hours in my home searching inch by inch from the floor to ceiling in every room. Checking not only visually but also with a moisture meter and some other fancy tools. He was able to find so many things that the home inspectors did not find. There were several windows that were not properly sealed allowing water ingress. He also found the toilet wax seal was leaking causing water to be trapped underneath the tile in the bathroom, he ended up taking an air sample of the wall behind the toilet and it came back with very high levels of mold. He also found a stove top ventilation issue in the kitchen cabinet which was causing mold growth, he took an air sample in the cabinet and it came back positive for high levels of mold. He also climbed into the attic to look around to make sure there were no mold growth issues up there, he found a lot of mold was growing in the AC system. He took pictures and documented everything. He took the air samples to a lab and had the results back to me in less then 24 hours!

I am so glad I chose him because if I didn’t I would have purchased a home that not only had an active hidden water leak, but also a severe mold problem. All of these issues he found were missed by the general home inspection I had the day before.

My realtor who unlocked the home for him to do the inspection stayed and watched him do the inspection. She was shocked at how detailed and thorough he was. She said that he was the most thorough mold inspector she has ever seen and took his information down to use in the future.

If you want a mold inspector that actually knows what he is doing, this is your guy. If you want a mold inspector who actually cares about you, this is your guy. If you want a mold inspector that will search every inch of your home to make sure that any and all mold is found this is your guy.

After our AC broke last summer, our rental company took over three months to replace it. During that time, the house became extremely humid, and ever since, I’ve been concerned about mold. When the unit was finally replaced, I actually saw visible mold inside the old system.

William was amazing. As a college student who was getting neglected by my apartment complex, I was unsure of what to do when I found mold in my room but William helped us out a ton. He spent 30 minutes on the phone with us before we even booked an inspection, to explain the steps we should take and the different kinds of mold that exists. He then was able to schedule us the next morning at 7:30am, before their regular hours. He showed up on time and did a very thorough inspection. Additionally, he didn't just test the mold, he took the time to investigate the root cause of the issue which we really appreciated. William was extremely knowledgeable and answered every question we had. I had a great experience with him and would highly recommend him to anyone.

I contacted Howard Environmental to get a lead paint inspection. During my phone conversation with the owner, I learned that the company does not do lead paint inspections. However in the conversation I learned which agency probably licenses lead inspectors in Texas. The owner was very friendly and informative. He even answered some of my questions about asbestos and popcorn ceilings. Following the conversation I was able to locate 4 lead inspectors in Austin.

William came to my property after a plumbing company overflowed a toilet while testing a repair. This was following being charged over $25,000.00 by the plumbing company for repairs up to that point.

It was suggested to me by the owner of the plumbing company that I choose to dry the floors and sheetrock as opposed to a tear out.

The remediation company called this damage a "level three" because toilet water carries bacteria that a sink leak does not. I wanted the home restored to the condition it was in before the damage occurred, especially because I have a family member who takes a medication that leaves him immuno compromised.

William arrived at my address after the tear out and the removal of fans and dehumidifiers. He listened to my concerns about contaminants and mold possibly being present. I did not want the new walls and floors installed until I knew it was safe to do so.

I needed a person to trust. William heard what I said and proceeded to test every area of my concern. He explained the science, the process and when and how I would receive my results.

And I did!! The results appeared in my email as promised! After living in this absolute cluster of a plumbing nightmare, William was a beacon in the storm. He was prompt, knowledgeable, patient and a man of his word.

William and Justin did a great job at my apartment. The landlord did not let me out of my lease even though the apartment caused severe health issues. After I got the lab tests back, the landlord reimbursed me for the mold testing, refunded 1/2 the rent I paid since I moved in, and returned my full deposit. We’ve been removing the hidden mold in our home and Howard Environmental has been the only positive experience in our mold remediation journey. William is informative about the entire process and is a natural educator who armed us with knowledge about the remediation process and our rights as a consumer in Texas. William Rivers was our rep. He has been on both sides of the mold remediation business over the years and that experience was invaluable. He is professional, informative, helpful and always available to bounce questions off of. He leaves you feeling like he genuinely cares about you and your situation and being as helpful as possible--a rare thing these days, but much appreciated.

One example, when our insurance company declined to cover any of our issue, he put me in touch with a public insurance adjuster and it looks like our insurance company will now be paying what they should.

Like many people, I think there’s always the worry that someone will come into your home and give you false information to make a small job MUCH larger than it actually is. I am quite thankful that we had William Rivers from Howard Environmental support us during an exhaustive and time consuming mold issue. He was actually the second consultant I had reached out to because the first gave me so little information and a remediation plan that basically tore the whole house apart. William was able to be more investigative during the inspection process and precise with his remediation plan which saved us unnecessary expenses. During the process of trying to figure out where the moisture was coming from, he was essential in the discovery and subsequent cleaning and repair.
